REAL ESTATE MARKET IN ASIA EMBRACES HOPE AMID LACKLUSTRE SENTIMENTS - REPORT

KUALA LUMPUR, Nov 24 (Bernama) -- The 17th edition of the Emerging Trends in Real Estate Asia Pacific Report highlighted a downtick in investor sentiment due to concerns over rising cost of debt, higher inflation, and a looming global recession.

The persistence of global inflationary trends, a recessionary economy, and deterioration of global indicators saw investors opting to suspend buying until the fallout from synchronised global rate hikes becomes clearer.

A dip in regional transaction volumes is apparent, with third-quarter deal count in Asia Pacific slipping 38 per cent year-on-year to US$32.6 billion (US$1=RM4.50), recording the lowest third-quarter volumes for a decade in the region.

“Mainland China accounted for the biggest decline with a fall of 23 per cent year-on-year,” it said in a statement.

Urban Land Institute (ULI) Asia Pacific president David Faulkner said the rising interest rates and slowing global economy are beginning to impact regional asset valuations and changing the way investors assess potential deals.

“As a long-term inflation hedge, real estate will continue to draw capital, but the industry is also likely to undergo significant change over the coming years, due to the evolving economic environment and changes in the ways that people use the built environment.”

The top markets for investment prospects in the region were characterised by deep, liquid markets and a flight-to-safety approach. Singapore, Tokyo and Sydney continued to rank as the top three markets.

Investors have begun to realign strategies towards defensive properties more resilient to unusual economic pressures, and towards assets that can offer features such as rent indexation, shorter lease term and reliable recurrent incomes.

New economic sub-sectors such as data centres, cold storage infrastructure, life science facilities, and self-storage space have had increasing attention as recession-resistant investment vehicles, owing to a confluence of factors: growing 5G takeup, structural undersupply to meet demand, and the evolution of more sophisticated supply chains.

Based on a survey of 233 real estate professionals and 101 interviews with investors, developers, property company representatives, and lender brokers, the report is the regional real estate forecast jointly published by ULI and PwC.

"TICK TOCK, TICK TOCK" OUTDOOR PUBLIC ART EXHIBITION NOW ON VIEW UNTIL JAN 1, 2023

KUALA LUMPUR, Nov 21 (Bernama) -- Presented by First Initiative Foundation (FIF) and supported by the Hong Kong Tourism Board, "Tick Tock, Tick Tock" is now on view until Jan 1, next year.

The large-scale public art exhibition is located next to an iconic landmark, the Tsim Sha Tsui Clock Tower, featuring renowned American artist WhIsBe's largest art piece to date, a giant red sculpture standing over eight metres high.

“After visiting Hong Kong a few years ago, I was inspired by the landscape and challenged with how I could integrate my work into the city’s identity.

“I am excited to return to Hong Kong with the next evolution of the Vandal Gummy, a brand-new installation incorporating digital and interactive elements,” said WhIsBe.

According to a statement, the three-storey-high sculpture combines the modern gummy bear with prehistoric dinosaurs, along with another two-metre-plus tall teal sculpture set on the Victoria Harbour waterfront.

The harbour’s glittering, shimmering water surface is part of the display via a special mirror/chrome coating effect on the sculpture, incorporating technological elements such as Augmented Reality (AR) and Instagram filters, allowing the public to capture sweet moments.

In this latest artwork, WhIsBe replaced his signature physical plaque with an LED screen for the first time, on which a variety of videos are shown.

This includes a countdown timer that syncs with the hourly chime from the Clock Tower, and memorable moments collected from the Hong Kong public by FIF, highlighting the relationship between public art and the local community.

AI-ENABLED FINANCIAL FRAUD DETECTION SPENDING TO EXCEED US$10 BLN BY 2027 - JUNIPER RESEARCH

KUALA LUMPUR, Nov 21 (Bernama) -- Global business spending on artificial intelligence (AI)-enabled financial fraud detection and prevention strategy platforms will exceed US$10 billion in 2027 from just over US$6.5 billion in 2022, according to a Juniper Research study. (US$1=RM4.58)

Growing at 57 per cent over the period, the study predicts that as fraudsters become more sophisticated in their attacks, merchants and issuers will become more adept at utilising highly advanced AI-enabled fraud detection methods to combat crime.

According to a statement, the study identified the ability of AI to recognise fraudulent payment trends at scale as being critical to provide improved fraud prevention.

The research analysis predicts cost savings from AI deployment will be critical to take system use beyond regulatory compliance.

The research predicts that the use of AI will result in cost savings and this is critical because it goes beyond meeting regulatory compliance. Instead, it will provide a genuine return on investment in fraud prevention services. Improving models and greater data access will create a virtuous circle of improvement.

Additionally, the fraud detection report also found that AI is increasingly standard within financial fraud prevention services, making differentiation a challenge.

The research recommends vendors focus on access to transaction and trends data, as gaining the best level of network intelligence will allow businesses to benefit from fraud information beyond just their own transactions, significantly improving fraud prevention.

It also recommends vendors form partnerships with third parties, such as credit bureaus and payment networks, to improve data coverage.

Juniper Research provides research and analytical services to the global hi-tech communications sector,  providing consultancy, analyst reports, and industry commentaries.

NEW HIGH-YIELDING PERENNIAL RICE SEES SUSTAINABILITY SUCCESS -- THE LAND INSTITUTE

KUALA LUMPUR, Nov 17 (Bernama) -- A new high-yielding, long-lived perennial rice with significant environmental, economic, and social sustainability impacts is now being grown in Southeast Asia and parts of Africa, according to a study in the journal Nature Sustainability.

Researchers in China's Yunnan Province have developed perennial rice in a relatively short two-decade timeframe, achieving comparable yields to annual rice varieties.

They were supported with scientific expertise and seed funding from Kansas-based nonprofit The Land Institute and a global network of researchers.

“Since perennial rice can produce yields over eight consecutive harvests similar to annual rice, this is direct evidence that developing perennial versions of grain crops is feasible.

“This evidence provides a clear reason to vastly increase research investment in ongoing work to develop perennial versions of crops like wheat and sorghum,” said Director of Crop Improvement and Lead Scientist of the Kernza® Domestication Program at The Land Institute, Lee DeHaan in a statement.

The research shows that perennial rice crops have advantages over annual rice crops including long-lived production whereby perennial rice produced grain for eight consecutive harvests over four years from a single planting.

Other advantages include comparable high yields; significant carbon sequestration; labour and inputs savings; and improved farmer livelihoods as farmer profits from perennial rice ranged from 17 per cent to 161 per cent above annual rice.

Senior author Fengyi Hu and Dayun Tao began working with co-author Erik Sacks to develop perennial rice in 1999 in a collaboration between the Yunnan Academy of Agricultural Sciences (YAAS) and the International Rice Research Institute (IRRI).

Hearing of the IRRI project, The Land Institute invited Sacks to present his research in 2005.

This connection eventually led to Hu and the YAAS team partnering with the perennial grain breeding experts at The Land Institute in 2007 to help jumpstart the development of a promising wide hybrid cross between annual, cultivated rice and a perennial rice cousin from Africa.

Inspired by the potential for Hu's research to develop upland perennial rice, given the catastrophic soil erosion in the hilly regions of Southeast Asia, The Land Institute provided critical funding, technical support, and mentoring and helped expand a network of global peer researchers.

FORGING STRONGER TRADE TIES WITH GREECE AND SHARING MARKET INSIGHTS

KUALA LUMPUR, Nov 17 (Bernama) -- The Malaysian Timber Council (MTC) held its Incoming Buying Mission from Greece (IBM) and Debriefing Session at the Malaysia International Trade and Exhibition Centre (MITEC) here, on 15 November 2022.

MTC has been actively conducting programmes to enhance trade and the IBM was held after seeing good potential in imports from the Hellenic Republic.

From January to August 2022, Malaysia’s export of timber and timber products to Greece was valued at RM24.58 million. The top four products exported were wooden furniture at RM10.63 million, sawntimber at RM7.72 million, mouldings at RM1.82 million, and Builders’ Joinery and Carpentry (BJC) at RM0.61 million.

Compared to the same period in 2021, Malaysia’s export of sawntimber and mouldings to Greece increased by more than 100% from RM3.14 million to RM7.72 million and from RM0.58 million to RM1.82 million, respectively, while the export of BJC increased by 34.9%.

“Malaysia has been trading with Greece for the past 15 to 20 years and we are very optimistic of generating more trade judging from the recent import patterns,” said MTC CEO Mr. Muhtar Suhaili.

MTC was also part of a Ministerial Mission to Greece that was organized by the Ministry of Plantation Industries and Commodities in June this year to promote bilateral trade for the agricommodity sector where the Council paid a courtesy visit to the Minister of Rural Development and Food of Greece H.E. Mr. Georgios Georgantas as well as the Deputy Minister of Foreign Affairs, H.E. Mr. Konstantinos Fragkogiannis. The Council also had several engagement sessions with industry captains, including a roundtable discussion with the Greek Timber Association and the Greek Wooden Frame Association during the mission.

He added that though Malaysian timber products are exported to over 170 countries, MTC has never stopped seeking new partners or opportunities to boost the global market share for Malaysia.

A Business-to-Business (B2B) Matching Session was conducted of which a total of 12 Greek companies were matched with 21 Malaysian timber-based manufacturers who produce among others, laminated scantlings, glued laminated timbers, veneers and plywood as these are sought-after products in Greece.

Running concurrently with the B2B Matching Session was a Debriefing Session which highlighted the outcomes of programmes undertaken by MTC which included market research visits, marketing mission and raw material sourcing missions.

In conjunction with the IBM, factory visits were also organized where the Greek buyers visited several timber-based factories in both Selangor and Pahang.

“MTC’s programmes are extensive in nature as we try and gather on-the-ground information. It’s all about seeing where you can fill the gaps for the market and grow your business in a way that will allow you to outperform your competitors,” said Mr. Muhtar.

More than 80 industry members attended the debriefing seminar where trade findings of MTC’s visits to the United States, Australia, Papua New Guinea, Vietnam, the Philippines, Indonesia, and Thailand were shared.

AM BEST AFFIRMS CREDIT RATINGS OF PETROLIMEX INSURANCE CORPORATION

SINGAPORE, Nov 17 (Bernama-BUSINESS WIRE) -- AM Best has affirmed the Financial Strength Rating of B++ (Good) and the Long-Term Issuer Credit Rating of “bbb” (Good) of Petrolimex Insurance Corporation (PJICO) (Vietnam). The outlook of these Credit Ratings (ratings) is stable.

The ratings reflect PJICO’s balance sheet strength, which AM Best assesses as strong, as well as its adequate operating performance, neutral business profile and appropriate enterprise risk management (ERM).

PJICO’s balance sheet strength assessment is underpinned by its risk-adjusted capitalisation, as measured by Best’s Capital Adequacy Ratio (BCAR), which is expected to remain at the strongest level over the medium term. The company’s balance sheet strength assessment is supported by the stability of its capital adequacy and moderate net underwriting leverage. The company also maintains a generally conservative investment strategy, with the majority of investments held in cash and term deposits. The company has a moderate reliance on reinsurance to support its underwriting capacity for large property and engineering risks, as well as to manage accumulation risks and catastrophe exposure. The reinsurance panel is viewed to be of typically good credit quality although with some exposure to non-rated counterparties.

AM Best assesses PJICO’s operating performance as adequate, as evidenced by a five-year average combined ratio of 97.7% and return-on-equity ratio of 12.2% (2017-2021). Underwriting margins for commercial lines including property and marine cargo insurance have benefited typically from low net loss ratios and good reinsurance commission income. PJICO’s underwriting performance improved in 2021 compared with the prior year, in part driven by lower claims experience given COVID-19-related mobility restriction measures in Vietnam and higher net earned premiums from premiums reserve release. The first nine months of 2022 showed a profit after tax of VND 162 billion as compared with VND 260 billion for the same period in 2021, primarily driven by lower underwriting profit based on the company’s unaudited financial statements. In addition, claims frequency normalisation may constrain underwriting margins over the near term. PJICO’s investment income is viewed to be stable and expected to continue to be an important contributor to overall earnings.

AM Best views PJICO’s business profile as neutral. In 2021, PJICO ranked as the fifth-largest non-life insurer in Vietnam, with a market share of approximately 6% of gross premium written. The company’s business profile benefits from its common branding and preferential access to cargo business arising from its largest non-majority shareholder, Vietnam National Petroleum Group (Petrolimex). Premium mix is moderately diversified, with key business lines being motor, property, health and marine cargo insurance. PJICO sources business directly and through a wide agency network.

Ratings are communicated to rated entities prior to publication. Unless stated otherwise, the ratings were not amended subsequent to that communication.

Yili joins COP 27 panel discussion on green business practices

KUALA LUMPUR, Nov 14 (Bernama) -- China’s leading dairy producer Yili Group participated in the 27th Conference of the Parties to the United Nations Framework Convention on Climate Change (COP 27) which was convened in Sharm el-Sheikh, Egypt.

In a statement, Yili said it was invited to attend the seminar online as a representative from China's food product industry, where the story of its pioneering net-zero carbon milk was showcased in the Sustainable Consumption Report: Chinese Enterprises' Actions.

In 2022, Yili was the first in China's food sector to launch its plan for a net zero carbon future and a roadmap to a net zero carbon future.

Armed with this strategy, Yili plans to achieve industrial-chain-wide carbon neutrality by 2050, while also forming a “net zero carbon alliance” with like-minded partners from around the world.

In addition, Yili has been developing an integrated farming system which it had already applied to 272 partner pastures by the end of 2021.

The company promotes green manufacturing in its plants by enhancing energy efficiency, utilising renewable energy, and employing environmentally friendly packaging.

As green and sustainable products are becoming more popular in recent years, Yili has also conveyed the concept of carbon reduction to the public through various campaigns.

It has joined the representatives of international organisations and enterprises in roundtable discussions on the respective “Green Practices of Businesses and Opportunities on Renewable Energy Supply Chain” panels.

On Nov 8, the Centre for International Knowledge on Development of China hosted the "Seminar on Clean Energy Development - Accelerating Achievement on Affordable and Clean Energy (SDG 7)" at the China Pavilion.
